New homes, new businesses, and an infusion of new tax dollars.
Whether you live next door to G-Con or across town from it, the spin off from this multi-million dollar company will impact all Bryan residents.
What's now vacant land along Highway 47 and West Villa Maria Road could turn into high-priced property as retailers scramble to grab a piece of the pie.
With West Bryan expected to be a major gateway into Bryan-College Station in just a few years, the area that was once...literally and figuratively...the other side of the tracks, is quickly turning into prime real estate.
Construction and progress continue to roll in West Bryan, getting a big boost thanks to a new biopharmaceutical manufacturing facility being built in this area.
Julia Buck is a graduate student at Texas A&M and loves her new home in Autumn Lakes. While she's glad to hear abut G-Con moving in as her neighbor, what she'd really like to see is retail development next door.
"It's about 10-15 minutes to the HEB Shopping Center, there's an HEB. There's Joanne's, there's a Walgreen's," Julia Buck said.
"A lot of our west side residents ask for things like grocery stores and those things but you have to have roof tops," said Joey Dunn, Bryan Deputy City Manager.
Dunn said the new G-Con facility will mean more rooftops, retail and restaurants in the not so distant future.
"Now we have added a layer of opportunity for we'll call it an industrial type growth but we're really talking about you know high tech, pharmaceutical biomedical type industry moving into Texas," he added.
"It's an untapped market that we are now starting to see grow and develop," said Jason Bienski, a Realtor with BrazosLand Realty & Properties.
Bienski said the real estate market west of town is quickly evolving due to the new Biomedical Corridor
New jobs, new homes, and new businesses he said are all coming.
"It would be nice to go out and grab a few groceries without having to leave the dog for half an hour," Julia Buck said.
Julia Buck will likely have a new grocery store to shop at. But like so many things it will take time. In this case two to three years time.
Julia is only going to have to wait a few more months for a new restaurant.
News 3 talked to planning and development at Bryan City Hall.
They tell us dirt is already being moved for a new Wings and More.
And there's talk of a big box discount store looking to move into that area.
G-Con's new 100,000 square foot facility breaks ground in March.

I'm thrilled that there's no grocery store or big-box store on the west side -- that's why I moved here. You folks who think you "need" such things over here need to move to the places where those things already exist and leave this area alone.
You guys are dreaming if you think those folks who own property in Traditions are going to let a "big box" or a bunch of strip centers and restaurants locate on land adjacent to their 400k houses. As for tax revenue the county and city are going to give G-Con a tax rebate, hasn't been announced yet but it will be given. You watch there will be a hold up in the deal and Bryan and Brazos County will announce that they have given them 2-4 years of tax abatement to seal the deal.
Don't build too much. Their are alot of beutiful trees that are much better to look at than a bunch of apartments, duplexes, etc...
