A new agreement signed by the City of Bryan could mean even more major development in the city's downtown.

City officials have entered into a pre-development agreement with Houston-based Stonehenge Companies LLC, a deal that will start the ball rolling on development in the north end of downtown.

“We’re excited to continue the dynamic business boom we’ve started in downtown,” said Deputy City Manager Joey Dunn in a statement. “We think Stonehenge is going to be the group that takes us to the next level.”

Stonehenge has developed downtown areas in Houston and Waco, and according to the city, the company will work to integrate the new development into what is already in place in Downtown Bryan.

According to the city, mixed-use development is what is planned, including lofts.

Comments continued: As I was saying, the least troublesome or worrisome piece of the puzzle is the neighborhood. Urban redevelopment, done correctly, enhances safety and security. For years I have listened to or read nonsense about "gangs" roaming downtown. It is nonsense. Period. There have been a few unfortunate incidents over the years, but on whole, Downtown is one of the safest areas in the City. I routinely walk downtown from 28th to the taco stand just past MLK - at night - and in since 2003 I have had no problems. If Stonehenge succeeds in developing a high-density mixed use project, the "most valuable land in Bryan", will be come all the more prized and cherished. Downtown is wonderful. We love it. Downtown Bryan is safe. Period. Our company, Astin Partners LP, has a large urban redevelopment project in Downtown Bryan (retail, office, data center). We have been working and investing here since 2003 without any issues. One of our development partners, The Lawrence Group was prepared to send up to $30 million on the first of two phases of a large redevelopment. We were prepared to move 130 employees and an $8 million dollar payroll into that development continue developing our data center operations inside the TIRZ. The City was not able to complete their portion of the deal before the credit markets shifted and the deal has been delayed since that time. Technically, it is not dead, since the Lawrence Group expressed interest as recently as January of this year in looking at the project again (they have $250K invested to date, we have more). To be clear, urban redevelopment has many moving parts. However, the least troublesome piece of the puzzle is the neighborhood. more...

To: Sam....Liz commented on the business area such as Main St. In regards to Beck & MLK...perfect streets by no means...but please Sam show me a perfect street where the cops have never had the privillage of riding down...none because all streets particularly....hmmmm University on Friday or Saturday nights! We went to eat at Cafe Excel & couldnt get into our car because 3 College kids wanted to fight infront of my car...its everywhere! So why not make Downtown better, why not invest there...I work Downtown & have never felt threatened to walk around on lunch! The only real threat is the birds! Please stop the Anti-Bryan speech :)
