Looking for a good deal on some land?
So were quiet a few other people Tuesday in Bryan as Brazos County held its quarterly sale of properties that were up for sale because of non-payment of property taxes.
Area residents were buying land and some mobile homes for sometimes cents on the dollar.
It's not your typical Tuesday at the Brazos County Administration Building.
More than 20 people signed up here to bid on six properties from homes, to land, that are delinquent on their taxes.
Arthur Harrison of Bryan has become an expert at this and is looking for a deal.
"They had a lot of over half of 'em were scratched off for various reasons. Sometimes people pay up on their taxes, they have until sale date to pay up," explained Harrison.
While it can be a quick way to dive into real estate, Arthur Harrison told us he did his homework before bidding on and buying a nearly quarter acre of property in Bryan.
The land he purchased on Dean Street set him back $7,100 and the auction price must be paid in full within two hours of the sale.
"This could be a good opportunity for someone, especially someone that can't afford a $100,000, $200,000 home," he said.
Attorney Shelly Veselka and his law firm coordinate the sales which happen after efforts to get the property owner to pay their taxes. The bid amount includes the delinquent taxes and is a way to get the property back on the tax rolls.
"There's no guarantee of title which is why the property is cheaper because there is not a guarantee of title," said Shelly Veselka, with McCreary, Veselka, Bragg & Allen Law Firm of Round Rock.
"Only thing I can tell people that do this beware. Do your research and be sure what you're bidding on because once you hold up your hand and bid the county can hold you liable. So you got to be real careful... I'm trying to make just a little profit and move on," said Arthur Harrison.
Looking to turn a profit after doing a little legwork researching a new investment.
The five properties sold Tuesday generated a combined $49,500 in revenue for the county.
The next delinquent tax sale auction will be held June 5th at the Brazos County Administration Building.
