COLLEGE STATION, Texas (KBTX) - The local housing market is still hot despite the impact COVID-19 is having on our economy. For the first time ever, sales volume topped more than $1 billion for 2020 in the six county area. Demand is high while inventory is still low.

Kelli Reynolds wanted to sell her house, but she didn’t know it would happen so fast.

”Once I decided to sell my house, which I’d had for 25 years so it was not an easy decision actually, from the day we listed it until we got a full price offer was four days,” said Reynolds.

Reynolds was able to sell her home in Bryan in about three weeks.

According to real estate experts, volume has soared in 2020.

”Ever since April has just been really fast, very competitive,” said Amy DuBose, Bryan / College Station Regional Association of Realtors Executive Director. “You know buyers and sellers, everything is just moving very quickly right now and so we’ve been down on our active inventory month over month.”

Real estate agent Kelly Curtis said they’re seeing people from other cities and states settle here. He said right now buyers can benefit from historically low interest rates, while sellers have the market advantage.

”I think if you are selling in Brazos County or even buying in Brazos County; Number one it’s a great place to be. Our economy stays relatively stable,” said Curtis with Extra Mile Real Estate, Keller Williams Brazos Valley. “I’m getting like three and four calls a day from buyers you know inquiring about different properties but there’s not enough supply or active listings to meet the demand of all the buyers.”

”Once you say you’re going to do it be ready to just do it because it does move quickly,” added Reynolds.

Housing inventory is expected to pick up in spring and summer which are peak buying and selling times. The Association of Realtors looks at real estate data for Brazos, Burleson, Grimes, Leon, Madison and Robertson Counties.
