COLLEGE STATION, Texas (KBTX) - Despite some uncertainty in the last year of how businesses would survive through this pandemic, local developers continue to fill up space in south College Station.

The Yard at Caprock Crossing is one of the most recent projects created by Caprock Developers. The development has several offices, retail, restaurant, and outdoor space.

“A lot of different elements are going on under one roof, but I think that’s what makes it so special,” said Caprock Development Vice President of Development and Marketing, Natalie Rosser.

Rosser says after starting the projects a few years ago, it’s almost complete.

“We have one spot left that we’re currently working on and we’re really close to being able to release that,” said Rosser.

The next two businesses that will move in this fall are Uncorked Wine Bar and Pinsperation.

The owner of Pinsperation, Gianna Schoppe says south College Station drew her attention.

“There’s a lot of opportunities out there, so I think new businesses need to come out here more,” said Schoppe. “I hope this is really a huge market in the next few years. Out in south College Station is definitely where to be right now.”

Schoppe says her studio will be used to create Pinterest-inspired do-it-yourself projects and will feature two paint splatter rooms.

“We bring you everything and we can assist you if you need and then we clean up the mess,” said Schoppe.

Schoppe says her hope is to bring more fun for residents in the area.

“Everyone has to drive into College Station or drive to Bryan to do any fun stuff. When I was planning on where I wanted this studio to be I was adamant about south College Station,” said Schoppe.

Rosser says as far as Caprock Crossing growth goes development is almost complete.

“We have a few lots left and then we kind of have one more corner lot on the west side of our development,” said Rosser. “We’re working on that with another developer to make a really cool project on that 30 acres and then we’re done really on the commercial side.”

The Yard at Caprock Crossing is hosting a public event starting at 5 p.m. on Saturday to celebrate businesses in south College Station. There will be retail, food, and drink vendors, live music, and a kid zone.

The City of College Station says in the next several months you can expect to see businesses like ShoGun, World Spice Market, Buff City Soap, and Bubbie’s Kolache Kitchen and Bakery open.
